Sowwah Square is a flagship 5 million square feet office, retail and hotel development designed to form the commerical core of Sowwah Island. Set for opening this year, Sowwah Square's four office towers and five star hotels flank the capital's new Abu Dhabi Securities Exhange (ADX) building, in a striking waterfront grouping that creates a strong business and hospitality hub for the island and sets new standards in premium real estate development, leasing and management.

Four landmark towers provide 2 million square feet of flexible, efficient and highly specified office space and approximately 400,000 square feet of retail and restaurants space beneath the central square. Two five star lUXUry and business international hotels, Rosewood Abu Dhabi and Four Seasons Hotel Abu Dhabi at Sowwah Island, overlook the water on either side of the distinctive new headquarters building of the ADX.

A working population of more than 12,000 in the towers will bring the area to life in the open spaces and waterfront promenades of the square's landscaped public realm, designed by US artist and landscape architect, Martha Schwartz. By night, the multi-layered transport network will connect the square's retail and entertainment outlets to the city in its entirety.

The presence of such a high profile anchor tenant as the ADX is an indication of how important Sowwah Square is to blue-chip Institutions. The quality, sustainability and functionality guidelines drawn up by owner Mubadala Real Estate & Hospitality (MREH) have created a development that has already attracted a wide range of international operator brands. In fact, Abu Dhabi's recently published urban framework plan, entitled plan Abu Dhabi 2030, has designated Sowwah Square as the city's new central business district.

To serve the parking needs of the development, there are two parking structures accommodating 5,300 spaces. The seven story car parks anchor each side of the development and in keeping with the standards of the project will contain the latest in technologies and sustainable design.

Advanced design and operating features include pay-on-foot convenience, single space availability system, computerized valet and. Sustainable items include energy efficient lighting, charging stations and LEV parking, and bicycle storage.
